Guys what do you think about instead of using my money to invest in reantal property's or flips I use it to buy notes / mortgages ? Is that profitable? How safe it is and what's the return on investment compare to buy and hold and flips? I know is all different and it depends on each deal but let's say on an average.

I have a friend he is a hard money lender he knows I work all the time and I wanna invest my money on real estate so basically what he is telling me is why not be the bank. So wanna see what you guys this about that.
