This is my 1st time with 1040 and rental.

a) Is it possible to list the closing costs under any expense item - eg. commission. I bought the house so technically didn't pay any agent. I also took a no-point loan but I still have all these expenses such as title transfer etc. My tax guy says you can only increase the price you paid for the property so its depreciated over 27.5 years (I guess)

b) I presume you can't list anything in the commission if you are buying the property.
