Investment attorney in los angeles county or ventura county

Hi BP friends! 

Given how important this step is in our journey we are really doing a lot of research on it but also wanted to reach out to anyone who may have a great referral. We are in need of a real estate investor savvy attorney either in los angeles county or ventura county. Would prefer referrals of attorneys that you have actually worked with vs having "heard their name through the grapevine". Any thoughts or experience on a flat rate fee for contract drafting vs hourly rate?
