Getting paid through traditional financing LEGALLY

I am a wholesaler/flipper in general...so on wholesale side I get paid by assignment fee. But how can you get paid legally if you have investor buying a property if they use conventional loan. I don't think you can do assignment fee so how can you structure legally?
