What Paperwork do i need for my new cash partner???

Ok, I'll break it down to this:

I have or found the property to be flipped

I'm a contractor so I will do the rehab 

I will come up with all money needed for rehab

I will get hard cash money lender to finance project

My new partner puts the $$ for down payment of purchase

My partner pays monthly interest of loan.

Profit split 50/50

How does it work paperwork wise between me and partner??

when buying at escrow, property is under his name? and what and where should I sign with my partner, saying what's the roll of each one and responsibilities...

Any advise would help a lot, thanks in advance....
