What to do with my 401k after company sells or spins off?

The company I currently work for  is going to sell or spin off the company and the new company will have a new 401k plan . What are my options with my old 401k plan after this happens?

Agree with @Jeff Greenberg

That would be my suggestion, too. You can start with a regular SDIRA with a custodian handling payments and then once you are comfortable that you are well versed in the rules, you can even do a checkbook IRA and have the freedom of investing and writing your own checks from your IRA in connection with ownership and operation of the property.
