New member from in DFW area (Networking, BRRRR, and Partnerships)

Just joined last week, and looking to swap stories, network, and grow as real estate investor. It seems that with the current climate, our only option is to BRRRR. I've only begun within the last 5 years, and capital is limited. My plan is to flip continually for cash flow, and try hard not to use any lending. I have only one project that I'm currently working on, but having a hard time finding more due to market values and inventory. Also tired of spinning my wheels with farming neighborhoods.

I do have a question...is anyone working with any lawyers (or that has in the past) that specializes in probate law that receive any leads?  Any success?  I know they're able to recommend to families people that may be interested in purchasing real estate when its been willed (some lawyers purchase it themselves).
