Partnership with foreign investor on property with Fannie Mae loan

I have a foreign partner. We have a Texas LLC with no transactions or assets yet. I am looking at buying a SFR and financing with a conforming Fannie Mae mortgage. How do I transfer a percentage of ownership to my partner without triggering a taxable event or potential issues with the bank?
