RECOVERY: if either party to this lease option shall bring a cause of action agaisnt to other party for enforcement of the lease option, the prevailing party shall be entitled to recover reasonable attorney"s fees and cost incurred

An example would be if the Landlord does not repair the heating system, and it is below 50 degrees.  Tenant takes the Landlord to court and hires an attorney.  Tenant wins the case.  Tenant may be entitled to "recover" reasonable attorney fees from the Landlord, who lost the case.  I hope this helps explain.  

Simply put, it means the loser in a lawsuit might have to pay the winner’s attorney’s fees and other costs.
