Man and Ex-Wife on Deed and the man died. Does the wife has 100% interest in the home and can she sell?

A friend of mine died, and his and his ex-wife are on the deed. Does she now have 100% interest in the home and can she sell it? Fortunately, she is a nice lady and I am in good communication with her. I just don't want to tell her she can sell it and get a buyer on the hook and find out that that's not the case. I think she can, but just want to make sure. She will likely sell it FSBO.
