1 month to find a property to file for a 1031 exchange

Hey, I’m looking for some advice and some realistic expectations if I could find a property within a month to file for a 1031 and if it’s worth the risk or just bite the bullet and pay the taxes. Im also looking in the Kissimmee area.

@Oscar Barros, No one ever went broke paying tax on profits.  So don't buy a bad property just to satisfy a 1031.  But that being said, remember that a good deal today may not look like what a good deal looked like a year ago.

And if taxes are a real killer for you have you looked at another sector like commercial or DSTs?
