We only buy non-MLS listed properties and do not deal with an assigned contract (sorry, if our requirements change I will certainly notify all of you). We like value add situations, something that we can come in and fix but will consider fully upgraded with or without a tenant. Our investment model is to buy, fix and rent long term. We will honor existing leases if tenant is in good standing. Section-8 is OK. If the rent is below market our offer will reflect that. We will consider any SFR or TH 2+ bedrms with or w/o car garage, no age requirements within the following counties (criteria varies from city to city) Gwinnett, Hall, Rockdale, Walton, Newton, Forsyth, Cherokee, Cobb, Coweta, Douglas, Fayette, Paulding, Fulton, Dekalb, Clayton and Henry.
