Hello! I'm Karen Margrave. I've been a moderator on BP for many, years. In fact, I am the first female moderator ever!! I love this site. I'm a Realtor in Redding, CA, the real northern CA. I have over 30 years experience as a Realtor, General Contractor and RE Developer. For years we built spec new construction (SFR, MFR, small office parks, office buildings, office/retail condos, etc.) . I'm now doing Real Estate, with my son and son in law doing the construction portion of our work, mainly remodels and Section 1 work.

The market is changing. However; we have a unique market here, with huge demand for housing brought about by major wildfires in the last several years; add to that there's a local ministry school that has approximately 2000 students, and no housing component. As if that didn't put enough pressure on housing, many from the larger cities of CA wanted to move to smaller cities during Covid, and chose Redding. Rentals are in high demand, and rents high. 

Within 10 minutes to 1 hour of Redding there are Lakes (Shasta and Whiskeytown) the Sacramento River, Shasta Dam, Turtle Bay Museum, Sundial Bridge, Lake Shasta Caverns, Castle Crags, Burney Falls, Mt. Lassen and Mt. Shasta. Plus we have hundreds of miles of walking/biking trails.  It's BEAUTIFUL.
