Looking for a Reliable Agent and Boots on the Ground

I live in Washington state and have been wanting to expand my portfolio to out of state investing for a while now. I would love to chat with any investor savvy agents. My goal is to maximize income, I'm thinking mid-term rentals. Potentially open to short term if we have a solid team and of course long term if the cash flow makes sense.
