Looking for a private lender to refi my STR Condo.

I have a short-term rental that I bought two years ago, and need to refi hopefully to pull cash out. Looking to borrow $135-140,000. condo is worth $160K, I owe $114,000. Terms are all negotiable. Using the cash for the next deal. STR grosses $25K a year, so plenty of cash flow to make the payments.

I would consider $30K as a second lien if that fits you better again all terms negotiable.
