where to find a good lender for the nj/pa/nc market

looking to get preapproved this week, trying to find a good lender where i can find out how much i can afford then find a investor/agent to help with the searching.

im 30

no debt

85k base plus 20k side business

work from home.

last pull was 2020 or 19 shows 789 775 790

looking to house hack so 2 units ideally or single with a permit adu

have 100k capital

looking for experience well intended lender to help
