Everyone says funding is easy, finding the boots on the ground is the hard part

I am posting because I am frustrated and looking for some bigger pockets help.  Everyone always says, funding the deal is easy, finding the deal and find the person to do the leg work is the hard part.  Well I found a great deal. 1908 factory, two stories with hard wood floors, plus full basement with concrete floors on 7+ acres off market. Huge value add. I have the experience to develop the site into luxury apartments long term, but can not find the funding for the deal. Looking for a partner for this project.
