Seeking a Mentor

I'm new to the game. I've read a ton of books, listening to podcasts, and I think I've found my first property. I plan on doing this long term. I would love a mentor to talk to on occasion. Delmarva area would be ideal or even up the Jersey, but Maryland is where I'm located. Dealing with potential HELOC play for the first property and would love guidance.
