Investment firm looking for wholesalers
Hi everyone, I work for a small real estate investment firm based in Indianapolis called Fortune Acquisitions. We're currently looking for more off market sources for single family residential. Listed below is our buy box as well as markets. If this applies to anyone here or anyone you may know then please contact me. We would love to set up a meeting to see if we could work together.
Desirable Characteristics:
- Single Family Detached
- 3+ Bedrooms and 1.5+ Baths are preferred.
- Central Heating and Air Conditioning required for all properties
- Property preferred to be located in a lower crime area on the Trulia.com crime map and display low crime on other crime reporting sites specific to the market
- Minimum Estimated Rent: $1000 per month
- Minimum Square Footage: 1,000+
- Built in 1978 + (1990+ for TX and OK due to foundation issues)
- Avg schools of 5+ on greatschools.org (sorted by distance) only 3+ for NC and SC and no minimum ranking for Phoenix.
UNDESIRABLE CHARACTERISTICS:
- Located in Flood Zones A or V (1% or floodway). Please verify with FEMA at https://msc.fema.gov/portal
- Townhomes, Coops, Condos, Duplexes, Multifamily
- Property with in-ground or above ground pools
- Property with wooden foundations
- Mobile, modular, manufactured, or prefabricated homes
- Quitclaim deeds
- Land/ground leases. Title must be fee simple. Therefore, prior to or at closing, ground leases/land leases must be redeemed or terminated by appropriate measures by Seller at Seller’s expense
- Property with wells or septic tanks
- Property located in High Risk Zones
- Property directly bordering heavy commercial (manufacturing…etc)
- Property within 1000 feet of train tracks
- Property directly bordering busy roads (two lane roads, highways…etc)
- Driveway only parking, carports, 1 car garages (1 car garages are ok in Atlanta and NC and SC)
