I am investing from out of state in the Tyler Texas area. I am looking for a local hard money lender to partner with on several BRRRR properties.

    Tons of hard money lenders out there, the issue is most do not qualify. At a reia last night consensus is 1st position loans are 1.5-2 pts, 10.5-12% interest no more than 65% LTV

    If you take on a second nothing above 80% and 2-5 pts and 12-15% INT

    So if you don’t have 20% down, going to be tough to get financing
