Looking for Property Manager in Rochester, NY

Looking for recommendations for a property manager in Rochester, NY from people/businesses who have used the company's services more than 3 years and who have the following criteria:

1. First and most important, honest. Has never faltered on this or never made you suspect hiding or lying, financially or otherwise.

2. Less than 30 owners and 100 units per individual property manager at agency.

3. Never had a vacancy over 3 months at a time, posts craigslist, Zillow and Facebook Marketplace within a week of having photos taken.

4. Excellent communication, available when they say and if there is a crisis, do not wait days or weeks to respond.

5. Has 2 other positive referrals who have been with the company over 3 years.
