Looking to house hack in Chapel Hill w/ our daughter

Daughter is a sophomore at UNC & just started renting a house.  Moved her in Saturday and just learned about house hacking the week before.

Need suggestions or leads on a duplex/multifamily we can go in with her as a 1st home.  The realtor shows ZERO available.  Zillow shows ZERO.

We need to find her a better part of town.  The house she's renting with roommates is not ideal.

Really open to all ideas that can get her in a better place and moving in a positive direction financially since she most likely will go to grad school there is as well.
