Distressed Commercial Property?

I know most of us are focused on SFR's and I spend a lot of my time with that also. However, my group has started opportunistic buying of value add commercial properties. Hotels, office, larger multi family, and to a lesser extent industrial, and retail. We prefer mid to larger markets, but will look nationwide. Size of the deal is generally not an issue, up to a point. Bank owned, mismanaged, foreclosed, in need of renovation, partially built, is all ok. The most important thing we look for is whether we can add value. If its a good enough deal, we'll overlook other deficiencies. Its also important that it be off market. I guess its similar to the way we all buy houses.

I just thought I'd put this out there in case anyone knows of anything. We're happy to pay commissions.
