Looking for partner(s) on ground up commercial projects
Hello, I am looking for a partner or partners on small commercial ground up developments in the Dallas-Fort Worth market, this person or persons would not necessarily have to reside in DFW, but that would obviously make it easier for face-to-face meetings, site walks, etc. I do have experience, but it would be preferable if this person has solid experience as well as I would look to them for additional guidance and oversight to make sure nothing gets missed.
A little about me: Masters degree level education paired with 16 years of experience in construction project management and owner's representation in multiple asset classes including large scale capex/renovation projects and ground up mixed use projects on the owner/developer side. I'm looking to put my full project cycle knowledge to work on this entrepreneurial venture. I also have the capability to provide 'skin in the game' as part of the GP/Sponsor team if necessary.
I am open to asset class, visualized as necessity/service-based retail but again, open to new ideas. This would be taking a raw lot already zoned for certain commercial uses and performing the site work/infrastructure installations and building the shell space, ideally with tenant LOIs or signed leases in place. I have a small pool of A/E, Consultants, and General Contractors in this market but open to new companies. Preferred strategy would be the merchant build method.
