Looking to buy a primary residence in Newport, RI

I got a new job and my wife and I are looking to move to Newport, RI. I already have realtor/lender support and am fully pre approved. I am also in Sub To and comfortable working out a creative finance deal. We are really shooting for a small multi or mixed-use property but will consider single family properties as well.
