Looking for 80% LTV Cashout refinance with 3 month seasoning

Hello BP Community!

I'm looking for an 80% LTV Cashout refinance with 3 month seasoning. Currently the loans on these properties are approximately 71% LTV, probably a bit less as I tend to be conservative on my comps.

In the portfolio there are 14 properties, 17 units total as it includes a duplex and a triplex.

5 of these properties are definitely worth over $100k, with three more not far behind (and might also appraise over $100k). The remaining 5 are worth between $60k and $90k.

All of them are tenant occupied. The DSCR is already at 1.89 *assuming 9% interest.

The properties are currently financed with hard money. 

Please let me know if you can help, or do anything close.

Total loan amount of the portfolio is $802k, and I estimate the portfolio is worth AT LEAST $1,136,000.
