Existing C-store business with Real estate. + potential development opportunity
Selling my personal C-store to retire my parents.
Existing business of 13+ years. The store has been there for over 50 years. This is business + real estate property.
The zoning is mixed and the city is willing to flex it anyway they can to see the growth. I've personally looked into knocking down the business and building mixed use commercial/living complex but I don't have the experience the bank needs and also I would like to retire my parents ASAP and developing would probably prolong that.
You can expand the current building and add ABC or laundromat or both, even had talks of adding a beer garden type of area. There is enough space to do so. Also could add gas pumps if desired. I have cleared that with zoning already.
It is in a opportunity zone as well.
