Need Financing for Land Purchase to Construction of New Personal Residence - NC

I'm under contract for almost an acre of land in Pamlico County, NC. I planned on pulling cash out of my annuity ($140k) for the down payment on the land. It turns out I can't pull any money out the first year. Income is $8500/month, $1400 mortgage, $500 car loan, ~$15k credit cards.

I need $8k to close the land loan on October 20, 2023. Then I need almost $20k for the land clearing, putting up a power pole, connecting the water pipe in the street, etc. I'm putting up a log home kit from ezHUD1buildings (I know they have a weird website name) which is ~$60,000 and need $20,000 down payment on that.

I'd be grateful for a loan for any of the above. Once my annuity hits the one year mark next June, I'll be set to finish the building as my home.

I had borrowed $35,000 to renovate rental properties from a gentleman in FL but he isn't doing these loans any more. I'm sure he'd be willing to give you a reference.

As soon as the new house is livable (not necessarily finished), my current home will go on the market. It has about $80k equity. I own 3 rentals which the county values as $240k and there is no loans on them.

Please let me know if you'd be interested in lending me some money.

I might be willing to help. If you're open to using your other real estate equity, I'd give you cash in exchange for an option to buy either your current home or one of your rentals.
