Dang hard to make it work. Hahah way off with the interest rate at 7.742% but has potential. New builds in area, not as closer to golf-course/ south platte. Other new-build ½ unit homes for sale are going for $724k and $745k but two floors.

Let me know if anyone likes this content! Going through deals that could work, but I am not ready yet. Hope someone makes it work!
