Looking to find a lender for mid term rental properties

I grew up just North of STL in IL and lived in St Charles County to start my career over 30 years ago. Still a Cardinal fan! I would really like to understand kind of deal you have on the first as doing a cash-out refi might not make the most sense (but it can be done). I'm doing one right now in SC where a borrower has a first mortgage at a great rate on a rental, so we're doing a second mortgage to bleed cash out for another project. The rate on the second is higher than what we could do on a first, but when you consider the low rate he had on his current first, the "blended rate" was better doing a smaller second. Perhaps you can tell me more about your situation and I can steer you in the right direction...or help you myself.
