Shovel ready RV park development.

Hi BP members!
We own lakefront land in Texas that we have designed and permitted for an amenity rich RV park. Bank financing is lined up, we are nearly "shovel ready" and now we are looking for 1 or two passive or JV partners that would like to build, operate, then potentially sell this park in 5 to 7 years.
Total project cost is around 13MM.  Capital raise needed is 4MM.
