Rental houses for sale

I'm trying to re-work my portfolio a bit to reduce my debt-to-income ratio. Wanting to sell some of my SFR rental houses. I have owned all of these for at least 4 years, so I have actual performance results including net operating income (NOI). I can sell these as single houses, or they can be grouped in any combination. All properties are located in the Sparta/McMinnville/Carthage area of Middle Tennessee, and they all have professional property management in place already. I'm working on finishing my taxes right now, so actual prices can be negotiated a bit based upon actual results.

1. 2-bed/1-bath in Sparta, TN in the $35,000-ish range. Cap rate of 10%.

2. 3-bed/1bath in South Carthage, TN in the 35K - 40K range. Cap rate of 10%.

3. 3-bed/1-bath in McMinnville, TN in the 40-45K range. Cap rate of 10%.

4. 3-bed/1-bath in McMinnville, TN in the 30-35K range. Cap rate of 10%.

I also have some others in Sparta, TN that are bigger/newer/nicer houses that will be in the 75-85K range. Cap rates on these will probably be more about 8%, but these have better opportunity for long-term appreciation.
