Need information on a deal we are trying to make!

So I have a good friend of mine who owns a triplex and a house in need of repair. Triplex is fully occupied and has great cash flow. House needs about 20-25k in work. Will be a great BRRRR. The seller and I are both huge bigger pockets people and are interested in asking a creative finance deal.

I am looking to get in with little money down. We are trying to see if he can refi his properties to take out majority of the money he wants to make, and I pay him the difference. However, once he pulls his money out of the refi, I would then take over the loan and the properties under my LLC.
