Mobile home in upstate area (1.5 hour north of nyc) available looking for partner

Greetings BPers, This is my first post, and I wanted to get some insight as to what you guys think of this listing in Connelly, NY (1.5 hour north of NYC).  

It has a $906 per month HOA fee, which is why I think it's not selling (has been up for 37+ days).

If anyone is interested in possibly investing in this pls post below.  Cheers!
