Seeking Investors for a Multifamily Property (1031 exchange opportunity)

Hey BP Community,

I lead fundraising at The ValCap Group, a multifamily owner-operator based out of Dallas texas. We have exited over 11,000 apartment units averaging an IRR over 30%. Our current portfolio sits at ~5000 units and our primary markets are DFW and North East Tenessee.

We recently put under contract a 2017 vintage, 168 unit, multifamily property in Kingsport, TN with a going in cap rate north of 6%. As the second largest owner-operator in this market (~1400 units), we have a strong understanding of the Kingsport/North East TN market. We believe this new acquisiton will be a home run for long term cash flow as well as value appreciation. We are currently seeking Limited Partners for this project however, we also have the ability to facilitate a handful of 1031 exchanges via a TIC structure. This could be a great opportunity for an investor who is looking to place their exchange in a passive multifamily investment with an experienced operator.
