@Adrian Schlueter , I'm not a wholesaler but I've done some direct marketing. If I could offer some (unsolicited) advice, here's what I would say.
(1) Before looking for a mentor, I would simply start taking people out for coffee/beer/lunch/dinner and pick their brains about what they are doing and why. You may be surprised and stumble onto something that sounds more interesting.
(2) Wholesaling is, in my opinion, the hardest area there is to break into because you have to find the deals at the steepest discount so that there's enough meat on the bone to resell. It is also the area that requires a ton of knowledge and, if you don't know what you are doing, can trash you reputation very quickly. I see inflated ARVs and underestimated repairs all the time and my first reaction is to assume it's deliberate. Inadvertent mistakes in this area can make you look very bad very quickly.
(3) If you are really dead set on wholesaling, I would first hook up with a really, really good rehabber/flipper. They tend to wholesale stuff when they get overwhelmed and are generally doing their own marketing. You will pick up way more knowledge on the repair side, which I think is an area where many, many wholesalers are deficient. (So many wholesalers are either just guessing at repairs or basing their estimates on what others are telling them.)
