Looking for flat fee property management in Triad area

Recently I just bought a new constructed SFH in Greensboro. I contacted several local PM companies and most of them asked for 8-10% monthly fee, which is too high for me. (My other properties in other State usually 4-5% monthly rate or $100-$120).

So want to get any recommendation for flat fee or reduced fee property management in Triad area.
