Costa Rica Boutique Hotels - Cash Flow up to 40k per week - Seeking Investors.

I have started a fund to purchase boutique hotels in Costa Rica, and am looking for investors. Looking to execute on 7 properties in 7 years, although am open to being more aggressive on number of properties and timeline.
The current property being entertained needs 3.4 million USD in capital to complete on. The property has an 85-90% occupancy rate year round often with group bookings that rent out the entire seaside property for a week to 10 days at a time. Booked well in advance. The property cash flows 35-40k per week depending on time of year.
Target market is higher end clients, visitors, tourists, and corporate groups.
The property is located in a higher end area of Costa Rica on the Southwest coast, very close to amenities however about an hour and a half drive from the closest international airport.
I am looking for investors that have an appetite for such a project, investment is secured by land and property. Estimated 12-15% payout to participating investors annually.
The boutique hotel is located Southwest of San Jose Costa Rica. NOT San Jose California.
