Looking for a lender to purchase a multi-use property

I am looking for financing/investor of atleast $515,000 to purchase a commercial property. The property is currently listed under a "multi use slab". It has 1 private 3br 2ba unit and then the main building will be converted to a venue for weddings, baby showers etc. There are 4-6 office spaces located on the property as well that will be put up for other small businesses to lease for their own use. The term I am looking for is LONG TERM 15+ years with the option to pay off sooner with no penalty.

Or I am looking for someone willing to invest capital as a business partner, which I can then obtain a loan from an institution. They are requiring 20-25% down.
