Calling all TX Multifamily Agents: Buyer in need of deals! DFW Metro & Surrounding

Howdy BP,

We are looking to purchase something in DFW and surrounding areas, but at the moment, we are having a tough time with deal flow. We know many top brokers at the big firms but sadly, we are getting deals that are a little too large for what we are looking to take down next and we are thinking we need some new contacts.

Here is our buy box (we are private investors and this deal will be a JV with one of our partners):

1. $8MM and under asking price
2. B Class preferred but will look at C Class
3. Ideally great neighborhoods.
4. 85%+ occupancy or similar-- stabilized with light to moderate value add.
5. Bonus: Off market (which it seems everything is in DFW these days)

We are in a unique position where we have most things lined up and ready to go... aside from a deal! We have an existing portfolio in TX but would like to target a smaller multifamily (8MM and less) with a new partner to better help our relationship flourish.
