Will you make the commute for the profit?

I have an off-market deal in Conroe Texas. Conroe is a very fast-growing area that will keep growing. The multifamily property is a 4 unit that has 3 beds each unit. There are no major repairs that are needed but it could use some touching up such as paint, carpet, and maybe cabinets. We are selling it far below market value which means you will be walking into quite a bit of equity. This is a payday as well as an investment property. The rents can be bumped, and the NOI can be improved and can very easily make $250,000 in profit. Will you make the commute to make an investment like this? Message me if you're interested!
