Looking for Seller Financing Deals

I'm looking for long term rentals (LTR) that I can purchase via seller financing that require $10k or less in down payment and that don't need much rehab (at maximum light rehab). If you have any deals like this, I would love for you to send them my way. I'm interested in buying in Florida, Texas, Georgia, Alabama, Mississippi, Tennessee, Ohio, Pennsylvania, and more. I’m new to investing in real estate so I’m looking for a handful of lower priced properties (probably under $200k each).
