Experienced investor looking for private lender

Hey everyone,

My name is Gary Porter, and my wife and I are 4+ year real estate investors in western GA (primarily LaGrange, Hogansville, and Griffin).  We've identified an off-market deal and are currently negotiating with the seller.  We're looking for investors who have $500k that they'd be willing to lend at favorable rates while we renovate the investment.  The lender would be paid back out of a cash out refi via a permanent mortgage.  We've done this many times but figured it would be a good time to try to build more capital sources.  Please let me know if that sounds interesting to you, and we can discuss more.
