SEEKING PRIVATE LENDER WHO WANTS A 3-MONTH RETURN FOR ONLY 45 DAY HOLD TIME. **END BUYER ALREADY LINED UP!! We currently have a property we are purchasing to rehab, place tenants, and sell as a turnkey rental property to an end buyer that we already have in place. This is a light rehab and the buyer is financing the property with a bank loan, so the total hold time for the lenders funds on this deal should only be about 45 days, but we will pay minimum 3 month return to our lender. Below are the numbers:
PURCHASE PRICE: $25,000
REHAB COST: $4,500
CLOSING COSTS & HOLDINGS COSTS: $4,000
TOTAL FUNDS NEEDED: $33,500
ARV/SALES PRICE: $60,000
