buying land in area- for commercial use

buying land in San Bernardino, CA the land is for commercial use only I believe. I have an idea to build office buildings using old cargo containers. Im a little worried about plans and permits when it comes to basically building it. Any advice would help, also looking for a realestate agent who can assist me. my situation is funny ill have the capital and the credit but I don't have income so I would also need to see how I can get the property without income

    Hi Anthony,

    I'd recommend calling the building permit department in the city to see how viable this is, as they can often tell you the process it takes to get the permit and whether it would be viable or not. In terms of financing, it would likely be based off of your experience, the land/project plan itself, and your credit rather than your income. Typically financing for these constructions require heavy rehab experience or construction experience.

    I have a lot in SB City listed that is Res. but looks commercial. There are some stuff in SB City that can be flipped to commercial from Res if need be, but there needs to be some stuff ironed out on everything for the building and plans divs
