Looking into OH, WI, PA for out of state cash flow properties

Pretty new to this. Looking into cleavleand, Akron in OH mostly for cash flow properties. Milwaukee, WI and Philadelphia, PA are also in the list. I know I should do something closer to my state or city (Boston) but it's near impossible as it's becoming quite expensive. Feel free let me know what to look out for or anything else really. 

looking for experienced agents and good property manager in those area for little more insights.

Cleveland is a great market for cash flowing properties. Just be careful to buy in the right locations.
