Looking for Investor for 3-month short-term loan @ 10% with principal ROI quick!

Hello BiggerPockets Community!

I have a property under contract that is a 9%CAP that I've lined up 100% debt financing of $1.8M USD but I need to cover my due diligence and closing costs, which are < $80K. The closing costs alone are $55K and would be returned at closing with the remaining funds returned as a preferred return of 10%.

If anyone wants to make money on their cash between deals, please let me know and I'll share the details.

It is a solid deal and will be the first of many before the end of this year!
