Mark, on the average, of the raw land deals you know of, what's the length of time from controlling or buying land to disposing of it at a profit or in getting an assignment fee?
Buying raw land without the intention of developing it or using it form some commercial purpose is speculating, not investing, high risk can be high reward can also be high losses. Taking a wholesale approach getting your buyer on board then locating the property would be critical. :)
