Looking Advice for out of state investing

I'm new to investing. And thinking about investing out of state. I'm in Texas but looking at New York. My dad is a contractor in NY, so he agreed to look at properties I send him. 

things I'm lookin into:

State real estate rules For wholesaling/ market

Investor friendly title companies 

Required contracts and verbiage

--anything else I need Know?--

@Natasha Crump why not look here ? Texas is a great state and landlord friendly. Not necessarily the case in the state you are considering.
