What are partners/lenders looking for in a deal?

I'm analyzing all the properties I see that look like they could have some cash flow. I'm still very new to this. I've found a few that seem like good deals. My question is what are some target numbers that will attract partners/lenders? I want to get to the next step, but I'm struggling with realizing if it's actually a good deal. I need to find great deals to help with my creative financing. Any help is greatly appreciated. Thank you.
